A modern refurbishment of 90s house in Sevenoaks

The owner of this 1990’s bungalow in Sevenoaks wanted to modernise the whole house, improve flow and be able to cater for occasional large gatherings. The existing layout was a series of small rooms with small windows and conservatory, minimising light and feeling disconnected from the outside space. The brief was to create a fluid and spacious layout and improve the appearance and efficiency of the existing house.

The project is currently ongoing and due to start on site in 2026. Sharpe Architecture has led the project from feasibility through to planning, technical design and tender. We developed and tested multiple design options, guided the clients through budget-planning and decision‑making.

The option that was chosen to take forward was a small extension at the rear, to push the living room into the garden and replanning the ground floor to achieve a series of flowing spaces facing the garden. Externally we are proposing enlarged and modernised replacement dormers to elevate and break up the mass of roof. We are also proposing to replace all the poor quality man-made materials with high quality natural materials such as timber and zinc cladding. The finished build will be transformational and unrecognisable from its former self.

The reconfigured ground floor will offer a sequence of bright, balanced spaces that feel intuitive and harmonious. The external works will give character to the house which has previously been lacking. Overall it will be a fantastic and unique home.
