If you’re investing in your home, it’s worth doing it properly. An architect doesn’t just draw plans, we help you maximise space, light, flow and budget, while avoiding costly mistakes.
You could go straight to a builder for a basic design, but architects bring creative vision, technical expertise and a deep understanding of planning policy. We make sure your project looks beautiful, functions perfectly, and meets all building regulations.
At Sharpe Architecture, we’ve designed hundreds of successful projects, from period property refurbishments and listed building extensions to contemporary new homes.
It is possible to work directly with a builder or draftsperson to draw up some simple plans. But if you really want to create something special, then you’ll want to work with an architect.
Architects are both creative and technically proficient, and we’re invested in both the process and the finished article. We enjoy the challenge of complex projects and sites and aim to make the process as fun and stress-free as possible.
Whilst you may pay more in fees working with an architect, our clients all agree this is reflected in the value of our input.
Sharpe Architecture is an RIBA Chartered Practice, which means we follow the Royal Institute of British Architects’ Code of Conduct.

We provide a complete architectural service from concept to completion, including:
Feasibility studies and initial design sketches
Planning and listed-building applications
Building Regulations drawings
Tendering and contractor selection
On-site monitoring and contract administration
We tailor our service to each client, whether you need full design and management or support for specific stages of your build.

Architect fees vary depending on project scale and complexity, but we believe in clear, transparent pricing from the outset.
As a guide, our full architectural service typically costs 8%–12% of the construction value, including on-site monitoring.
We also offer fixed-fee packages for smaller projects, planning submissions, or building regulation drawings.

Most residential projects, from first meeting to construction start, take around 12 months.
We always provide a tailored timeline based on your goals and planning requirements.

Build costs depend on design complexity, specification and site conditions.
As of 2025, typical construction budgets are:
Refurbishments: £1500–£2000 per m²
New-build homes & extensions: £3,000–£4,000 per m²
We prepare a feasibility study to assess what’s achievable within your budget. When needed, we work with trusted quantity surveyors to ensure your design ambitions stay realistic and affordable.

Most of our projects range from £150,000 to £2 million+, but we don’t judge success purely by size.
