A modern extension to a 90s house in Sevenoaks, creating a tall, welcoming gathering space.


The clients approached us to improve the ground-floor layout of their home. They wanted a large, flexible family space where they could entertain friends and enjoy views over the garden. The existing layout included some rooms that were overly large and others that were inefficient, resulting in a disconnected flow.


The project is currently ongoing, and we have lead the design process from initial feasibility through to the development of the technical design, working towards construction in 2026. The process has included exploring different layout configurations and developing detailed plans and specifications. We have arrived at a scheme that links the rooms together to create a series of flexible, sociable spaces supported by back of house service areas.

 
 
 

During the feasibility stage, we examined options ranging from a rear extension to a simple kitchen–diner knock-through. The chosen approach extended the rear of the house and connected key internal rooms to form a single adaptable living and entertaining area. For the exterior, we selected red zinc cladding and modern linear bricks to complement the existing brickwork.


The revised layout now maximises views over the garden and brings daylight deep into the ground floor through large rear doors. The result is a bright, open, modern, and welcoming environment, ideal for entertaining friends and enjoying the outdoors from the comfort of home
